A gift of love

Whether it is made of silver or gold, large or small, made to be worn on a chain around the neck or as part of a charm bracelet, a heart locket is a gift that will be appreciated when it is first given and loved for a lifetime. Lockets are among the most personal gift that can be given, particularly because they provide the opportunity to place something of value inside as well as having something engraved on the back. Heart lockets and lockets in general have been popular gifts for generations, and many people make it a family tradition to give one to each young woman in their family as they arrive at a certain age.

When I was a young girl, I remember playing with my mother’s heart locket endlessly. I loved the way that she would pull it out to wear on dressy occasions, and I loved the fact that she always pointed out to my father that she was wearing it. He had given it to her as a gift on the occasion of the one year anniversary of their first date. Even though we were both just teenagers, they had realized early on that theirs was a very special relationship, and the heart locket served as a sort of promise to my mother that my father would be there for her, that theirs was a relationship that would last forever. He placed a photo of each of them inside the locket, and had the words “You have my heart” engraved onto its back. Today, with my dad gone, I still see my mom wearing that necklace on special occasions, and it always makes me feel good to see it. It makes me feel like even though he is no longer with us, my dad’s heart is there with us in  the room.

Do’s And Don’ts On An African Safari

Are you planning an exciting african safari vacation? A safari definitely ranks among the world’s top ten travel experiences, but you should also take note of safari etiquette in order to avoid offending your guides or hosts. Here are some things to keep in mind when you embark on one of the most wondrous experiences Mother Nature has to offer.

1. Don’t Approach The Animals Too Closely

Surprisingly few tourists realize that the animals in a safari reserve are wild. Although their movement is restricted within the reserve, they are definitely not domesticated and may attack you if disturbed. Don’t treat the safari reserve as a petting zoo. Treat the reserve and its animals with respect and you will have a pleasant and enjoyable safari.

2. Don’t Feed The Animals

Bringing your own food into a safari reserve is usually prohibited, and for good reason. Feeding the enclosure’s animals can interrupt their normal feeding habits and cause them to become dependent on visitors for food which will dull their natural food-finding and hunting instincts. In addition, they may not be used to human food and may experience gastric problems.

3. Do Arrive Early

Virtually every tourist in Africa will want to go on safari. This results in long and snaking queues at the entrance of virtually every nature reserve, so do get there early if you don’t want to be stuck waiting for hours. You’ll be able to see the animals before the crowd gets in. Safari parks also have quite a mystical ambience in the early morning sunlight, so that’s definitely an experience you won’t want to miss.

4. Do Prepare For The African Climate

Many tourists underestimate just how hot it can get on safari. Bring everything you think you might need – sunhats, sunscreen and most importantly, insect repellent. Flies and mosquitoes travel round safari parks in droves and you definitely don’t want to end up with any nasty bites, so come prepared.

Most importantly, don’t forget to have fun!

Borrowing Challenges in Orland Commercial Real Estate

Getting orlando commercial real estate might be harder than in past generations. Lending is tighter for small businesses, causing as many as 66 percent of commercial property deals to fall through, according to a National Association of Realtors survey. This requires buyers to take special care when choosing an orlando commercial real estate agent, because only an experienced realtor can help navigate the challenges of borrowing during a time of economic challenge.

Generally, qualifying for a commercial mortgage is much harder than getting a single family home loan. The biggest hurdle for many entrepreneurs, especially small business owners, is coming up with a down payment. Most mortgages require at least 20 percent down, so if you are buying a $3 million property in Orlando that is a significant amount of cash. Most commercial mortgages also last for 15 years rather than the standard 30 years for home loans.

Your personal assets also come into play when you borrow for business real estate. If you cannot pay your personal bills on time, you will have a hard time convincing a commercial mortgage lender than you can comfortably afford the business loan. Extensive documentation of your business and personal assets is often required and approval can take anywhere from a few days to a few months. An experienced realtor can help you find a mortgage lender who is still thorough but does not create unnecessary delays.

If you cannot qualify for a loan to buy orlando commercial real estate, do not panic. You likely can rent or lease an office space or storefront as long as you are a legitimate business owner with good references and a little cash to use for a security deposit. As your business grows, so will your cash reserves as well as your credit standing and professional reputation.

Embellish Your Crafts

I love crafting, envisioning the finished product drives me to stay up until the wee hours just so I can see it completed. Not afraid to take on almost anything that can be made, whether it is wood metal or cloth, jewelry to sofa cushions, I am always looking for ways to improve whatever I am making. One thing I have used to add a nice touch to an embellished tee is to have a custom printed ribbon stitched inside to set my shirt apart from the rest.

I used ribbon one year, on a chubby little stuffed bunny dressed as a graduate. Bunnies were really big that year so adding a ribbon just with the date running across, made that bunny a keepsake. At craft fairs there were a lot of bunnies, but only mine had the date! It was picked up and ordered by shops in my area. It wasn’t just a bunny anymore it noted a milestone. Of course you want to really judge how many you can sell before ordering anything dated, but I had a great success by using it.

A save bet is to develop your own logo in miniature, add your company name and number or website address so whomever picks up your item can return for a purchase.  You can even cut a slice and fold it over and make a simple knot to tag your jewelry items.  If you work in wood the ribbon looks charming stapled to the bottom of your piece. Although ribbon isn’t really expensive, it looks expensive when printed and just adds value to the presentation.

Selecting a color that communicates your company also helps develop your identity to the world as a crafter or artist. Whether it is a bold color to highlight and contrast with whatever you are selling or a soft chocolate brown to say handmade, color draws attention and makes a statement about your work.

This isn’t a new idea; large manufacturers have been doing it for ages.  No reason though that this idea shouldn’t be stolen and used to reflect all the love and work you put into your handmade item.

To Buy or not to Buy: A Discussion of the Advantages and Disadvantages of Buying Commercial Real Estate

There usually comes a time when entrepreneurs are faced with the question of whether they should or should not buy commercial real estate for their business. This question is an important one, which deserves considerable consideration especial in a time of economic decline and uncertainty. Big cities around the country which are the homes of major company headquarters have countless buildings which are either bought or leased for business operations, but whether it is Atlanta commercial real estate or New York commercial real estate the question remains the same, to buy or not to buy?

Many companies may choose to buy their property in order to have better control over the cost associated with real estate. This is because there can be uncertainties and victimization by property owners who try to raise the rent unfairly. Another reason a company may opt to purchase a property is because they intend to establish a permanent presence in the area. In this situation it will often make better sense to buy than to rent or lease the property for a very long time.

It is important to bear in mind that when buying commercial real estate there are certain inherent risks that must be factored into the decision whether to buy or not to buy. For example, when you purchase commercial real estate there is no guarantee that that location will continue to be desirable twenty years down the road. Any number of things may occur to cause the location to lose its commercial value.

Another risk you run in purchasing commercial real estate is that you can tie up a great deal of your company’s liquidity in the property. On the other hand having a property to sell in the event that you need to raise cash is a good thing but real estate is often difficult to sell. Other than consuming a large amount of money to purchase the property, commercial real estate can sometimes cause additional strains on cash flow as the building will need repair and maintenance from time to time.

Can I Really Afford Organic Baby Clothes?

The many benefits of organic infant clothing have been well-documented. You’ve no doubt heard of the impressive array of benefits these clothes offer through popular media or word-of-mouth. If you haven’t yet revamped your infant’s wardrobe with some organic cotton clothing, there can only be one reason – the prohibitively high cost. Can you really afford organic baby clothes? Read on to find out.

The fact is, organic baby clothes are not as expensive as they used to be. For one, as interest in organic clothing increases and consumer demand rises, cotton producers have responded to the financial incentive offered by this previously-untapped market by increasing supply. While organic cotton once accounted for a mere 0.1% of all cotton production, that figure has now risen significantly to 1.1%. Prices of organic cotton clothing have correspondingly fallen. In addition, many organic infant clothing stores have sprouted up on the Web offering these clothes at wholesale prices. If your financial situation is really tight, second-hand organic clothing is a worthwhile option. After all, with zero toxic chemicals used in the manufacturing process, these clothes will remain safe to use for years or even decades!

I believe, however, that the above discussion of organic infant clothing prices may be missing the point. Buying these clothes might actually save you money in the long run. Consider, for example, the cost of skin creams and antihistamines you may need to buy to treat your child’s skin irritation caused by chemical agents in mass-produced clothing. Think of the astronomical costs of treating childhood asthma, which has been linked to the use of formaldehyde in clothing factories. As healthcare costs rise, the health benefits of organic clothing offer correspondingly more savings. The question consumers should be asking, therefore, is: “Can I really afford NOT to buy organic baby clothes?” I believe you’ll agree that the answer is “No.”.

Organic cotton clothes are a must-have item in your baby’s wardrobe, so don’t hesitate. Get them now so your kid can reap the benefits as soon as possible.

A Socially Conscientious Consumer

With worldwide information available with merely a click, a new trend in the market has emerged; the return to organic products.  From the foods consumed to the clothes we wear, organics and politics are playing a more significant role. The shopping habits in this generation is shifting focus not only on the science of our food, but how the labor was treated in the collection and processing of materials in goods we buy. You can now find thousands of items available proudly branded with terms like “fair trade jewelry” or  organic baby clothing.

How can you tell if your purchase is socially conscientious?

The Fair trade certification system is also known as fair trade labeling. It is a certification system designed to allow consumers to identify goods which meet agreed standards. It not only ensures fair prices, but also provides that the workers are paid fairly for their labor.

The USDA mandates that Organic products, products labeled as “100 percent organic” must contain (excluding water and salt) only organically produced ingredients and processing aids. Products labeled “organic” must consist of at least 95 percent organically produced ingredients.

The law provides fines on companies placing  labels claiming to be “organic” if they are not. Additionally with the internet, socially conscientious shoppers could create a public backlash that has the viral potential to rapidly ruin any company found to be making false claims.

It seems that demand of consumers can change the conditions for workers across the globe, as socially conscientious shopping becomes popular. Buyers more than ever are connected to the world via the internet.  Now that customers have access to so much information, it appears that educated consumers are redefining quality  to include what the product contains and how that product came to market. This trend benefits not only the consumer, but our planet as a whole.

Preparing for Your African Safari

One of the great travel adventures of our times is the African safari. However before you go booking this great adventure there are some things that you should probably consider. For example determining when to go will directly affect where in Africa you should go. During the wet season you are less likely to see wildlife due to the great amounts of water, the animals are not as dependent on their watering holes. During the dry season however, the water holes are vital source of survival for the wildlife and therefore your chances of seeing them greatly increase.

You’ll also need to do your research on the camps and lodges. Many of them will not accommodate young children (due to safety concerns). If your plans include traveling with your family this is a concern that should be dealt with before you leave. Luckily there are many lodges that do cater to families and have programs specifically designed for children.

If you’re planning on traveling between September and May, be aware that these are the high-risk months for contracting malaria. Malaria is one of the most common tropical diseases, and while it is easily preventable if it is not diagnosed and treated early it can be potentially fatal. Consult your family doctor for the correct medications to take also while on the actual Safari it is advisable to wear long-sleeved shirts and pants. Lastly make sure to apply your mosquito repellent every 4 to 6 hours.

An African safari adventure can be one of the most amazing experiences of your life. It is quite thrilling to see the wildlife so close. It is one thing to see a lion or an elephant in a zoo and is a whole other thing to see these majestic animals from a few feet away. Making sure you’re prepared before you leave will ensure that the memories of your adventure will last a lifetime.

Coastal Water Project

The California Environmental Quality Act (CEQA) review of the Coastal Water Project (CWP) took place in 2006 through 2009. This site provides information on public documents and information relevant to the CEQA environmental review process.

Following circulation of the DEIR and incorporation of public comments and responses to comments, a Final Environment Impact Report (FEIR) was published by the CPUC on October 30, 2009, and submitted into the formal record of the CPUC’s Certificate of Public Convenience and Necessity (CPCN) proceeding for CalAm (Proceeding A.04-09-019). The FEIR is being reviewed by a CPUC Administrative Law Judge (ALJ Minkin), who has prepared a Proposed Decision for consideration by the full Commission regarding certification of the EIR, in compliance with the requirements of CEQA (please see http://docs.cpuc.ca.gov/EFILE/PD/109549.htm). The Commission will consider whether to approve the proposed project or one of the proposed alternatives after further proceedings in the formal docket (A.04-09-019). For example, in addition to environmental impacts, the ALJ will also consider any other issues that have been established in the formal proceeding record, including but not limited to economic issues, social impacts, specific routing and alignments, and the need for the project.
The CPUC’s Public Advisor’s Office provides procedural information and advice to individuals and groups who want to participate in formal PUC proceedings (and who are not currently “parties to the case”), and can also help answer your questions, can help you locate information, or can refer you to an appropriate staff person. Additional comments on the FEIR cannot be considered as part of the EIR; however, the Public Advisor can accept correspondence regarding this matter. Any such correspondence will be included in the Correspondence File for this proceeding.

California Coastal Waters at Big Sur

California Coastal Waters at Big Sur

Background
California American Water (CalAm) submitted an application on September 24, 2004 to the California Public Utilities Commission (CPUC) to implement the Coastal Water Project (CWP). The CWP would supply 12,500 acre-feet of water per year (afy) for urban users on the Peninsula, as well as for injection into the Seaside Groundwater Basin. The proposed project includes the construction and operation of a seawater desalination plant including intake and discharge facilities, water transmission pipelines, storage reservoirs, pump stations, and aquifer storage and recovery facilities. For information on the CPUC process regarding CalAm’s request to recover the costs of the CWP through rates, visit the CPUC proceedings page.
The CWP has been proposed in order to comply with the State Water Resources Control Board (SWRCB) Order 95-10 which requires CalAm to secure a water supply to replace diversions from the Carmel River Aquifer above 3,376 afy to which CalAm has legal water rights, as well as the Seaside Groundwater Basin Adjudication which limits CalAm’s extractions from the Seaside Basin.

Captain Cook’s discovery in Polynesia

Captain James Cook’s expedition to the Pacific was initiated by the Royal Society as a scientific exploration. Apart from the main research objective, there are also naturalists in the voyage to document and collect different flora and fauna as well as the culture of the inhabitants. In the islands they visited, they have discovered the “tatau” or Polynesian tattoo designs. It is a kind of decorative art that is permanently imprinted on the body of the tribal people.

Joseph Banks documented the tattoo designs and some of the sailors decided to have it on their bodies. These sailors actually started the art of tattooing in Europe. Although there other kinds of tattoo traditions in other parts of the world, it is the Polynesian body art that prevailed in the Old world. Until today, people who would like to sport tattoos look for the body art designs of the Polynesians. Consequently, tattoo artists already have patterns of these designs that customers can choose from.

Eco-friendly products for humans

It is heartwarming to think that there are manufacturers who advocate eco-friendly products for human consumption. What is more praiseworthy is the passion of some enterprises to only market organic baby products. They very well know that babies have the least tolerance to the effects of environmental degradation. If their health is not taken care of in their early years, it is very possible that they would not live long to be productive members of their communities.
